Snohomish County Market Update

The real estate market is always changing. Here in Snohomish County, WA home prices are up, inventory is slowly getting better and interest rates are still very low! That makes it not only a fantastic time to sell a house but also a great time to buy a house because you will get the most for your home and great interest rates when you buy a home. Interest rates play a big role in how much you can get qualified for and what your monthly payment will be. Although house prices are going up, you can still find a great deal if you act quickly when one comes up. Make sure you have a full time agent working for you to get you the best deal! The Snohomish County Market Report shows that in July 2015 there were a total of 1,931 active homes, 973 Pending Homes and 1,069 homes that sold in Snohomish County, WA. What does that mean to you as a seller? The Active homes are what your direct competition is. If there are two of the same houses active on the market a buyer is most likely going to buy the least expensive house of the two choices. That is why you want to be competitive when pricing your house for sale. The pending homes and sold homes show you what people are willing to pay for a house like yours.  Homes on average are closing in about 31 days according the the Market Dynamics report.

Right now inventory is up 20.3% year to date which means there is more competition out there. With that being said, there is still only 1.8 months of inventory making it a sellers market still. The average sales price in Snohomish County is up 9.2% year to date. That means that you can get about 9% more for your home this year vs. last year. Some areas in Snohomish County are up to 14% more in price compared to last year! Houses on average are selling 9.4% faster than they were last year. That is great news for home sellers! The average time a house sits on the market is 48 days. Some areas are selling faster sitting on the market around 30 days. Location greatly determines the price and how fast your home will sell.

Inventory in Snohomish CountyYou can see here that the inventory of homes for sale is slowly increasing. This is good news for buyers because you will have more homes to choose from with less competition. However, this shows that there are still only 1.8 months of inventory in Snohomish County. That is still lower than a balanced market. 1.8 months of inventory means that if no one else puts their house on the market in 1.8 months there will no longer be any homes for sale in Snohomish County. This is great for sellers because there is less competition than in a balanced market. Buyers will act quicker on making offers because homes are selling quickly and for pull price.
